Retain and Review Showings Declined by Screening Question Restrictors

ShowMojo can handle declined showings one of two ways.

The Default, and Quiet, Approach

By default, showings are quietly declined by a Screening Question Restrictor. The prospect is politely notified that they are not a fit for the home and there is no notification to the ShowMojo account owner or leasing agent.

Similarly, by default, ShowMojo does not capture additional information on new and existing prospects who were declined showings.

This setting is best used when you are using only a couple of screening question restrictors, when you are not aggressively restricting prospects, and when you are happy with your current showing flow and market times. 

Retain and Review All Declined Showings

You can also choose to retain and review the information on all declined showings. This feature will automatically:

  • Notify the prospect that their showing request has been submitted for review.
  • Email the appropriate team member about the declined showing.
  • Provide specific details on what caused the declined showing.
  • Remove the specific lead record from automated prospect nurturing activities.

The most common reasons for using this feature include:

  1. You want to individually review declined showings for edge cases that you might choose to contact and reconsider.
  2. You have quite restrictive screening questions and only want the best prospects to schedule without a review, and then you will review and contact the remainder.
  3. You want the answer for prospects who call and claim that they qualify for a listing but who were declined from scheduling,
  4. You simply want to retain as much lead data as possible for your own leasing funnel analysis activities.

To enable this option on your account:

  1. Go to the Additional Settings section on the Schedule Settings page.
  2. Look for the setting that starts with When a showing is denied because of one or more screening question restrictors.
  3. Update the setting to your desired outcome.
  4. If you choose to retain the declined showing information, ShowMojo also gives you the ability to tailor the message that is seen by the prospect.

One important note: When all declined showing information is retained, this means declined showings scheduled directly from schedule-a-showing pages will be captured and counted as leads. For lead-based billing plans, this could cause a modest increase in the total number of leads during the billing period.
