The Leads Filter and "Flagged for Reply" Score Process

The leads filter on the ShowMojo Dashboard is something your team might use frequently (if you are regularly doing your own prospect nurturing) or not at all (if you leave all the prospect nurturing to ShowMojo's automation).

Leads are inquiries from prospects that have not turned into scheduled showings. Usually (but not always), leads are from phone inquiries (tell-tale Leads with "No Name"‍) or the result of emails from Listing Sites. If a lead is in the Leads filter, then ShowMojo has already responded to it. 

Leads with "Reply" Scoring

When receiving leads from listing sites, ShowMojo automatically evaluates each lead, based on the content submitted from the lead, and will label certain leads as Do Reply (green stripe) and Maybe Reply (orange stripe).

In this case, ShowMojo has already auto-replied to the lead. Nonetheless, the label means the prospect appears to be asking a question, which ShowMojo detected. There could be a meaningful prospect nurturing benefit to answering the question. The focus here is on getting that initial personal communication out to the prospect. Continuing communication would be from your email inbox or via the Two-Way Text Messaging feature.

When you reply to one of these leads through ShowMojo, the flag to reply to the lead will automatically be removed.

Actively Nurture New Leads

If you choose to add your own prospect nurturing activities (on top of ShowMojo's Dynamic Prospect Nurturing Automations) here are some of the most useful actions on the Leads Filter:

  • Focus on and target leads that are Flagged for Reply.
  • View incoming listing site inquiry messages by clicking on the listing site name associated with the lead.
  • Listen to prospect voicemails.
  • Answer a prospect question with one of the following features: Email scheduling link, Text scheduling link, or Two-Way Text Messaging (if that feature is on your account).
  • Manually adjust the Flagged for Reply label.
  • Hide Leads from the Leads Filter on the Dashboard‍ when you are done nurturing (or choose to abandon) them.
  • Review all activities and Lead History.

Lead Filter Sort

Leads are sorted and grouped in the Leads Filter based on when the last action was taken on the lead. Actions include communication by the prospect, by you, or even by ShowMojo (such as automated prospect nurturing emails). The reason for this is to let you see leads with the newest activity first.

NOTE: To restate the above and be perfectly clear, leads in the Leads Filter are not sorted by the time and date they were created, but by the last action taken on the lead.
