A Syndicated Listing Does Not Have the Same Details or Photos as in ShowMojo

We know how important it can be to get the details right on your syndicated listings. That's why we've added this article.

The Sanity Check

Before proceeding with an investigation based on the listing site, it's always best to sanity check the information in ShowMojo first. For example:

  • If the issue is related to listing details, are those details correct from the ShowMojo Listings page?
  • Specifically for pets, is it possible that contradictory details are set on the Listings page -- such as No cats and Pets negotiable?
  • If you Manage Multiple Listings in a Single Property then check the details and photos on it, to see if property-level settings might be the issue.

Issues on the Listing Site

If the details and/or photos on a syndicated listing (hosted on a Listing Site like Zillow, HotPads or Trulia) don't match the listing in ShowMojo, there's usually one of two explanations.

First, the change to the listing in ShowMojo has not yet made it to the listing site. Occasionally this can take up to 24 hours.

Second, the listing with the incorrect information is being syndicated by a system other that ShowMojo. There are a four ways you can determine this. On the specific listing page, on the listing site:

  1. Look for a section or link that will take you to the "source" of the listing. This will have different names on different sites, such as "provided by", "website", "source", or possibly something else. If there is a hyperlink in this area, click on it. If that link takes you to anywhere but ShowMojo, the listing is being syndicated by that system, and not ShowMojo.
  2. If you could not find a link to click, there might still be a text description for the listing source. Again, if that's not ShowMojo (but some other specific entity not related to the listing site) then the listing is being syndicated by another system or party. For example, "Source: Zillow Rental Network" is NOT specific and could be from ShowMojo. But "Source: AppFolio" is specific and is clearly not from ShowMojo.
  3. In the listing description, look for the text "SCHEDULE A SHOWING ONLINE AT". (Note that this is not 100 percent reliable, but if you don't see this text in the listing description, then there is a very strong likelihood the listing is being syndicated by some other system).
  4. Still looking at the listing description, compare that description to the description in ShowMojo. If the description of the listing is significantly different from what you have in ShowMojo, then there is a very strong likelihood the listing is being syndicated by some other system.

If you discover that the listing is being syndicated by another system (and blocking ShowMojo's syndication) then you will need to have the listing removed from that other source system. This may involve removing the listing for a system controlled by your company, or (in the case of syndication by a third party) contacting that party directly.
