Are lockboxes or smartlocks safe for self-showings on occupied home?

Let's just be clear on this question. We're talking about:

  1. A self-showing where the prospective renter would enter the home unaccompanied via a digital lockbox or other lockbox system.
  2. A listing where a tenant (who is planning to move out) currently resides.

And here's the short answer: ShowMojo strongly recommends against self-showings on occupied homes. There's just far too many things that could go wrong. But please keep reading.

Here's the important answer: ShowMojo was built to re-invent the in-person showing process (digital lockboxes came later). Seventy percent of our customers still use ShowMojo only for in-person showings. That's because ShowMojo automates so much of the leasing process, giving our customers the opportunity to make the most of the in-person showing process and to rent listings with no (or very little) vacancy.
