Listing Not Appearing on the Zillow Group Network

If you believe that you have one or more listings that are not syndicating to the Zillow Group Network of sites and you have previously reviewed our general troubleshooting for common Listing Syndication issues, be sure to review and confirm that they do not match any of the specific conditions listed below:

  1. Is your listing marketing as Rent to Own? Zillow, Trulia, and HotPads do not accept Rent to Own listings. Further, they have been known to flag these addresses and not accept revised listings at the same address even when the new listing does not include "Rent to Own" language.
  2. Is your listing also for sale? Zillow will display the for sale listing and not the for rent listing. This is a Zillow policy. The only possible fix is to remove the sale listing from Zillow.
  3. Is your listing a piece of land or vacant lot for rent? Zillow does not advertise land or vacant lots for rent.
  4. Does your listing contain questionable marketing information that might otherwise violate Fair Housing laws in your area? Zillow Group Network will flag listings that violate their Respectful Renting Pledge.
  5. Are you looking for a Canadian listing on Trulia and Hotpads? Currently, the Zillow Group only publishes syndicated listings on Zillow but not on Trulia or Hotpads. Additionally, Zillow will not publish listings located in British Columbia. 
  6. Multi-family listings located in buildings and/or communities with more than 50 residential units require a paid multi-family marketing agreement with Zillow. Please review the Zillow Requires Special Configuration for Listings in Buildings with 50 or More Units article.
  7. The Zillow Group requires a direct, paid agreement with their team in order for them to publish listings from our syndication feed. If you have a paid agreement established with Zillow, please review our article regarding how to Configure Syndication With Paid Services Such As Zillow, Zumper, and Rentals.com.  
  8. The Zillow Group will not post a description in a listing with a reference to Section 8.  It will remove the submitted description and replace it with a generic description.
