To counter Fraudulent Self-Showing Activity ShowMojo has multiple features to confirm that:
- The prospect is physically present at the listing at the time of the showing.
- The prospect has not been communicating with any fraudulent third party before entering the home.
These activities are controlled from the Showing Access Control and Notification section on the Lockbox Settings page.
Enhanced Anti-Fraud Screen
When Showing Access Control and Notification is in use, Enhanced Anti-Fraud Screen is enabled by default. It is an invisible and unobtrusive check on the prospect.
When this feature is enabled, the prospect must clear passive anti-fraud checks before receiving an access code for the home. ShowMojo completes these checks without assistance from the prospect. Though, a prospect must have access to a cellular network in order to complete these checks.
Prospects who fail this check will be required to complete Location Verification, even when that setting is otherwise disabled.
Location Verification
When Showing Access Control and Notification is in use, Location Verification is an optional (and recommended) security add-on. This is a more rigorous check and will require action from the prospect.
The feature requires that prospects let ShowMojo access their exact location on their smartphone. ShowMojo warns the prospect of this need and tells the prospect what settings to update on their smartphone. Prospects who refuse to provide ShowMojo access to their location will not receive an access code.
At times, ShowMojo will automatically enable location verification on a showing, based on the Fraudulent Showing Auto-Detection feature. When ShowMojo automatically enables location verification, one of the following messages will display when you Review the History on a Showing:
- "Location verification anti-fraud measure added by ShowMojo online".
- "Location verification added based on scheduling anomaly".
Some listings (such as mobile home properties and new construction) might need a little extra distance for location verification to work. These settings can be adjusted in the Self-Showings section on the Listing Digital Access page.
Anti-Fraud Message and Acknowledgement
When either Location Verification or Enhanced Anti-Fraud Screen is enabled, the prospect must review and agree to an anti-fraud warning.
This message cautions the prospect about the potential for fraudulent activity stemming from parties who are not responsible for leasing the home. This is specifically meant to stop fraudsters who might present themselves as the owner of the home, or some other party responsible for leasing the home.
The prospect must review contact information pertinent to the showing and the management company, and must explicitly acknowledge that they have been informed.
This fraud warning message can be customized on the Lockbox Settings in the Showing Access Control and Notification section.
