Showing Agent Performance
Few Showings: This could be the result of multiple factors. First, check to see if the showing agent also has a Low Availability alert. If that’s the case, then resolve that issue. Next, check the times the showing agent’s calendar to see when they are available for showings — are these times that the prospects in your area are interested in viewing listings? Finally, check for performance alerts related to the agent’s individual listings. Resolve any alerts you find there.
Low Availability: The showing agent has insufficient time available on their calendar (or calendars) for prospect showings. The showing agent needs to go to the Calendars page and add additional availability. Low Availability could potentially cause prospects to lose interest or cause your team to operate inefficiently.
Many Changes: The showing agent is rescheduling or canceling too many appointments. Note: these are active reschedules or cancels completed by the agent. This does not include system activities, such as canceling showings when a listing goes off the market. The resolution involves determining why the agent is canceling and rescheduling so many appointments, and resolving that core issue.
Low Feedback: The showing agent is receiving below average feedback from prospects they meet at the listings. You can investigate this feedback by going to the Showing Feedback report, and filtering on the individual showing agent. Ultimately, you may need to address these issues with the showing agent.
Few Phone Answers: The showing agent is answering less than an expected percentage of prospect requests to speak to a live person. You will need to discuss this issue with the showing agent.
Listing Setup and Syndication
Missing Information: If the listing is ShowMojo-managed, then check the Listings page for missing rent, bedroom or bathroom information — and update accordingly. If the listing is imported, then check the system from which the listing is imported and update this information. Missing Information can potentially lead to issues with syndication or may make your listings harder to find when prospects have certain criteria that are important to them.
Few Photos: If the listing was created in ShowMojo, or is being managed by ShowMojo, then add photos to the Listings page. If the listing is imported, then go to the system from which the listing is imported and add photos.
Small Photos: If the listing is ShowMojo-managed, then go to the Listings page. If the listing is imported, then go to the system from which the listing is imported. In either case, replace existing photos with higher-resolution photos.

Bad postal code: Listing postal code is missing, incomplete or invalid. This can lead to issues with syndication and mapping.
Prohibited Information: Listing title or highlights includes details like No Section 8 and No Housing Vouchers which may not be accepted by some listing sites. Please consult the article: Listing Not Appearing on an Internet Listing Site.
Potentially Invalid Characters: Listing title or highlights include characters that might not be recognizable by listing sites. This includes characters such as punctuation or non-standard characters. Invalid characters can cause issues with syndication and can cause other information to be omitted or show incorrectly on listing sites.
Excessive Capitals or Exclamation: Listing title or highlights include clustered exclamation points (more than two) or over-use of capital letters. This alert will trigger for more than two consecutive exclamation points or when more than four consecutive capital letters are used or if more than ten percent of all non-white-space characters are upper case.
Listing Site Block: The listing has been reported as blocked by a partner listing site. This can be for a number of reasons, but the answer as to why the listing is blocked can usually be found by consulting the article Listing Not Appearing on an Internet Listing Site.
Missing Title: The listing has no title. The title will need to be added to your import source if you manage your listings outside of ShowMojo. An accurate, catchy title will help your listing stand out and perform better.
Insufficient Highlights: A particular listing's highlight section does not include enough characters. Having sufficient highlights may help your listing perform better since it is the information most prospects will look at first. Additionally, not having enough listing highlights can cause additional calls and emails since prospect's won't be able to rely on listing data to answer their questions about the listing. Highlights can be added via your import source, or if you create and manage your listings within ShowMojo, by clicking edit on the Highlights section of your listing.
Insufficient Details: Details can be added via your import source or directly into ShowMojo by clicking edit on the Details section of your listing. Additional details will help your listings gain more exposure and show up in more searches on internet listing sites ShowMojo syndicates with. This will also help reduce unnecessary calls and emails from prospects with questions about your listing.
Missing Square Feet: The listing has no square feet. This can cause your listing to not syndicate or cause it to show up incorrectly in search results on syndication sites.
Listing Performance

Second, check some Rental Listing Sites to confirm the listing is syndicating. Third, if you are syndicating the listing from other sources beside ShowMojo, confirm that all marketed-related contact information is updated to Your ShowMojo PHONE Number and Auto-Reply Email Address. Finally, consider other factors such as rent being too high or the number of leads you might typically expect for this type of listing.
Few Showings: This could be the result of multiple factors. First check for No Availability or Few Leads alerts on the listing -- and troubleshoot those. Second, check for any Low Availability alerts on showing agents who would show the listing. Third, attempt to schedule a test showing for the listing, and confirm that your screen questions are not somehow misconfigured and blocking showings.
Low Feedback: The listing is receiving below average feedback from prospects who complete a showing. You can investigate this feedback by going to the Showing Feedback report, and filtering on the individual listing. Your team can edit what average score raises an alert.
High Rent: As a sanity-check, look for No Availability, Few Leads and Few Showings alerts related to the listing. If those do not exist, then consider lowing the rent on the listing.
Low Rent: Look at upcoming showings for the listing. If they seem abnormally high, then consider raising rent on the listing.
